Welcome to Anvil Property Management Site

In this site property owners can advertise their properties to either let or sell. Each property that is available is shown on the first page in a slide for the visitors see. When a visitor to the site is interested with any of the property, he/she clicks it and he/she is able to see its details. If the visitor to the site is interested after viewing the details then he/she can contact the owner of the property indicating his/her interest. For the property to be listed on this site, the Owner / Agent has to pay KSh. 7,500/= being two months subscription at KSh 2,500 per month and a one time setup fee of KSh 2,500/=. Monthly subscription to the site is KSh. 2,500/= per Month per Property.

Payment

Payment can be done through Mpesa Paybill Number 4135259 with the Property name as the Account Number.

Property Owner / Agent

Once the owner of the property or his agent has paid the fees then the Administrator of the site uploads images of the property and a short write up about the property. The Administrator also allocates to the User the role of Owner / Agent in the site. This allows the Owner / Agent to carry out the functions of Property Owner which are:

• Initialize agreement with a User who shows interest in the property
• Agree or disagree to terms of agreement with the interested User
• Allocates property to the User after agreement
• Report repair/maintenance incidents
• Review reported repair/maintenance incidents
• Request for repair/maintenance quotations if satisfied that the repair/maintenance need to be undertaken
• Allocates the repair/maintenance job to be done after rviewing the quotations
• Records payments received from Tenant/Buyer
• Records payout done to service providers

Visitor

Anybody visiting the site is a visitor. He/She is able to see the first page only. For the visitor to be able to do anything else like searching for property on the site and/or contacting the Owner of the property he/she has to register.

User

A User of the site is able to do a litle more than a Visitor. After viewing the details on any property that he/she is interested in, he / she is able to contact the owner of the property to express his/her interest.

Tenant/ Buyer

Tenant / Buyer is a User who, at least one of the property owner / Agent has accepted to deal with and an agreement has been drawn and accepted by both parties.
